WELLHOMES PET POLICY
INFORMATION:
– Dogs, cats, birds and fish are allowed (these last two in their respective rooms). Reptiles, insects and rodents are not allowed.
– The animal must be in perfect conditions of cleanliness, health and protection to prevent it from causing any damage, annoyance, plague or disease. The dog’s health must be proven with a veterinary certificate and vaccination record. COEXISTENCE
– Clients with dogs of breeds considered “potentially dangerous” are also required to have Civil Liability insurance or pet insurance. This insurance is designed to support the client financially in the event that their pet causes material and/or personal damage to third parties. The salespeople will offer the corresponding insurance from the catalog of additional services. The dogs are indicated in Royal Decree 287/2002, of March 22, which develops Law 50/1999, on the legal regime for the possession of potentially dangerous animals in Spain:

– Animals must always remain within the private space of the home, except during times of transit. In common areas they will walk on a leash and under the direct control of a responsible person. Birds must be caged at all times.
– For reasons of hygiene and allergies, pets are not allowed in the pools, unless they are a blind person or by medical prescription.
– In common areas, the necessary measures will be adopted to prevent animals from causing fear, posing danger or threat, or causing inconvenience to people. Repeated disruptive behavior by a tenant may result in termination of the contract.
– The owners will prevent the animals from doing their business anywhere within the urbanization. The owner will be solely responsible for cleaning,
Pick up and dispose of your dog’s feces, in case it happens by accident.
– The tenant will take appropriate precautions to eliminate any odor in or around the home and maintain the home in adequate sanitary condition at all times.
– Tenants are obliged to repair material and/or personal damage caused by their pets within the urbanization. Article 1563 included in the Civil Code: “The lessee is responsible for any deterioration or loss of the rented property, unless it is proven to have occurred through no fault of his own.”
– Tenants are not allowed to modify their home, patio or terrace to create an enclosure or cage for an animal.
– The owner must agree not to disturb the tranquility of other residents.
– All the rules in this Regulation are part of the material of the tenant’s rental contract. A violation of any rule contained herein constitutes “just cause” for termination.
